Initial Consultation

The first step in the design process is the collecting of ideas. Initial meetings will allow a client to communicate ideas, identify priorities, and define their unique wants and needs in a home. Client's preferences of style, character, materials, size, function of rooms, and relationship between spaces will be discussed and may be represented visually with ideas from books and magazines. The review of site, zoning, and bylaw requirements is undertaken early in the process to ensure compliance with all applicable requirements. The building site is studied to determine optimal location and orientation of the home and also to maximize views and natural light. All the information gathered is recorded and will be the basis for the preliminary design drawings.

Preliminary Design Drawings

A survey of the building site in Cad format is required to get started on the drawings. Preliminary floor plans and elevations will be developed from the ideas discussed during initial consultations and presented to client for review. These drawings show the basic arrangement of rooms, location of walls, doors, windows, the roof design, and are a starting point for discussion and client feedback.

Design Development

Working from preliminary drawings the design is refined based on client feedback. The design will be reworked until we come up with a design that embodies all of the desires of the client. Final design drawings, which involve a greater level of detail, will be then completed and presented for final approval by the client.

Construction Documentation

Upon the client's approval of the final design, the construction documentation will be prepared. These are detailed drawings which include all specs, building sections, and construction details necessary to build the home. The construction documents are required for obtaining bids and estimates, acquiring building permits, and constructing the home.
